Where is the Pines Resort?
The Pines Resort is located just 17 miles from the Southern entrance to Yosemite National Park, an hour North of Fresno. What’s in Bass Lake?
Bass Lake is a small village, located in Madera County, surrounded by Sierra National Forest. In the center of this secluded community, you will find the Pines Resort. The Resort consists of 109 Rooms with two lake front Restaurants, The Pines Bar, The Market with Deli and Gas Station, A full service Conference Center and Wedding Venue. In addition, you will find privately owned village Gift Shops, a Marina with boat rentals, a Mexican Restaurant and a Bakery with Pizzeria.
What is the best time to visit?
Bass Lake and the Yosemite Area are great places to visit year-round, depending on what type of experience you are looking for. Springtime brings blooming trees, meadows covered with flowers and rushing waterfalls. Summer is perfect for watersports. Autumn brings hiking enthusiasts and world class fishing. What’s the difference between booking directly and 3rd Party websites on Expedia, Booking, Airbnb, TripAdvisor, etc.?
Technically – there is no big difference. We have partnered with multiple 3rd Party providers to offer you more options. Most of the biggest partners are connected directly and you will get immediate confirmation. Others, especially the less known ones are manual, where the affiliate needs to reach out to us and first confirm the availability. Please keep in mind, that when booking on 3rd party websites, you are communicating and paying the vendor that you have used to book. While we are happy to answer some general questions, when it comes to reservations modifications or cancellation – you will have to do that at the source. Keep in mind that there are usually extra fees for the service and resort fees attached to bookings that are not done directly.
Booking via lesser known websites (Trip, Traveluro, HotelZen, SnapTravel, etc.) that lure you in with significantly lower prices, are not recommended. Yes, if it is too good to be true – it usually is. Before you book, check their reviews and see what other customers say. Those companies are usually located internationally and not directly affiliated with us, but book via international travel agencies. Sadly, that also means we often do not receive their reservation.
TripAdvisor does not have their own booking engine. It is like google or kayak, just a way to pull multiple websites in one place. Please do pay attention to whom you are booking with, as that will be your point of contact. To avoid disappointment, we encourage direct bookings or using well known websites.

What type of rooms do you have?
We offer 4 types of rooms.
- our two-story mountain CABINS, have fully equipped kitchens, living rooms and private bedrooms with a view of the pine forests,
- our lakefront SUITES offer a split-level design
- charming LARGE CABINS, that can accommodate larger families.
- luxury RENTAL HOMES, that are located at Bass Lake, near the Resort.

How much does it cost to stay there?
We do not have a set price sheet. Think of our rates, like plane tickets. They fluctuate, based on date, room type, number of people and also the current demand. Rates start at $139 for a two-story cabin in the winter/spring and go all the way up to $2,700 for the luxurious rental homes on a holiday weekend. We encourage you to check our website to shop for rates.
Do you offer specials?
We do! We offer a lot of specials, promotions, coupons, limited packages, etc. year round. Some specials are available to the public on our social media, others are restricted to email subscribers. Also, for better prices – we encourage early reservations. As the date approaches, typically the demand increases and with that, our rates would go up.
Do you price match online?
Yes, we do! In general, unless you are using rewards or points – you will get the best rates booking directly with us! Our strict rate policy as well as system interface offers rate parity between on our own website, so whether you book over the phone or online – the rate will be the same (assuming that you do so on the same day). We try to maintain rate parity on all 3rd party websites, but that is not always possible, as some of the big retailers are using their rates for marketing purposes and want to be more competitive. If you find a better rate on a 3rd party website – give us a call or email us and we will match that rate over the phone. We ask that you have a print screen of the rate, showing today’s date, room type, travel dates and number of people. We only price match the main booking engines: Expedia, Booking.com, Hotels.com, Travelocity, Orbitz and Priceline.
What is the view from my room?
Our Resort is set on a hillside, with most of the balconies following the direction of the shoreline. While we do have a few rooms with a partial view of the lake, most have a view of the property, while other cabins on the top of the hill offer a view of the forest.
Do all rooms come with kitchens?
All, but 3 of our two-story cabins come with fully equipped kitchens, so a total of 81 rooms.
Can I have adjoining rooms?
Yes, it is possible, but we cannot guarantee it. Room allocation is based on the day of arrival and the goal is the most optimal resort allocation, therefore special requests cannot always be accommodated.
Can I select my room number?
We always strive to provide guests with the best experience and will do our best to accommodate your requests. With that said, we will be happy to note your request in your booking notes but won’t be able to guarantee it. Our goal is the most optimal allocation of the entire property. To do that, we must be looking at the time of the booking (first come, first serve), special needs accommodations, safety, and length of stay. Personal preferences are considered but only as a secondary factor.
Can I bring my dog with me?
Please do! The Pines Resort offers a limited number of pet-friendly cabins. At this time, we only allow well-mannered dogs. All guests travelling with pets, are subject to a pet fee and must agree to comply with our pet policy. Any violations or allowing pets in a non-pet room (cabins or suites) will result in a significant penalty charge. Is my room guaranteed?
Once you make your reservation and pay a deposit (equal first night stay or pre-pay), your room and date are guaranteed. In a rare occurrence, like inclement weather or maintenance issues that cannot be fixed immediately, you will be offered an alternative accommodation. Re-locations or cancellations initiated by the Pines Resort are very rare and considered a last resort.
Do I have to pay for my reservation immediately?
In order to guarantee your reservation, we require a deposit. The amount will vary, most commonly, the 1st night stay is paid as a deposit. In case of any promotions, we ask for a pre-payment. The remaining balance (extra nights, taxes and incidentals) will be paid upon departure.
What is the cancellation policy?
If you cancel your reservation for any reason, within the cancellation window, so 24 hours (Nov – Mar); 3 days (Apr – Oct) or 21 days for Holidays, your entire deposit will be refunded. We do understand that emergencies happen, especially now, so if you need to cancel your reservation immediately, please contact our Front Desk. We may be able to reschedule it or transfer your balance to a gift card to be used later. Cancellation for the Luxury Homes and Large Cabins may vary – please refer to your contract.
Are there any hidden fees?
When booking directly, there are no hidden fees, however all of our rates are subject to an 11% occupancy tax, and $15/night Resort Fee payable upon check out. For rental homes, we also add a housekeeping fee (varies depending on the house type $150-$500). Upon arrival, guests will be asked for a credit card and photo ID to check into their rooms. An authorization will be placed on the card (for the remaining balance and incidentals, an average of $100).
3rd Party Reservations might be subject to resort fees, booking fees, transaction fees, etc. Please review terms before booking.
Do I need to re-confirm my reservation before the arrival?
No, you do not. Once you receive your confirmation letter – you are all set. Leading up to your stay, we will be sending you helpful information that will allow you to make the most of your trip. We will share our resort history, movie history, current activities and also offer online registration. If you do not want to hear from us – you can unsubscribe at any time at the bottom of your email.
